The Senior Project Manager is responsible for the management of the planning, procurement, design, construction, testing and commissioning and handover activities from start to finish for the project(s) assigned to him/her as well as managing staff assigned to these projects.
The Senior Project Manager directs and oversees all staff in his team to achieve the following:
· Planning, strategizing, organizing, coordinating, developing and implementing assigned projects and the processes, procedures, plans, phasing and sequencing required for executing these projects within the overall Program.
· Managing consultants, contractors and construction managers (CMAs) to ensure that assigned work remains on schedule, is within budget and meets expectations.
· Coordinating design phase activities/deliverables with the Client, architects, engineers, sub-consultants, stakeholders, agencies, tenants, airlines, etc. relative to facilities design and systems.
· Conducting design, pre-construction and construction phase weekly progress and various other coordination meetings, preparing agendas, coordinating presentation materials and preparing meeting minutes for same.
· Closely liaising with Engineering Support and Design Managers of interfacing projects during deliverable reviews to ensure that quality, completeness, permitting requirements and end-user expectations are met for design deliverables (including interface with other projects)
· Reviewing and recommending payment of consultant, contractor and CMA interim pay applications.
· Monitoring consultant, contractor and CMA work progress, ensuring that the design and construction schedules are being met, identifying potential schedule issues through review of schedule updates and look-aheads and requiring work-around or mitigation plans if progress is not as scheduled.
· Continuously monitoring the consultants’, contractors’ and CMAs’ deliverables against project requirements through reviews and inspections. Identifying areas not meeting requirements, raising NCRs and reviewing corrective action plans for resolving issues and performing QA audits to assure quality compliance.
· Monitors procurement process for consultants, contractors, suppliers and CMAs to ensure timely issuance of multiple tender packages and ultimately contracts.
· Coordinating constructability reviews, value engineering exercises and construction submittal reviews by consultants.
· Managing construction contracts to assure construction remains on schedule, within budget, achieves quality standards and meets the safety and security goals of zero tolerance.
· Managing, coordinating, and making recommendations on variation requests and claims arising from design and construction activities of assigned projects.
· Managing and coordinating testing, commissioning and handover of completed facilities to end users.
· Managing project closeout, including recommending the final account, as well as compilation and handover of closeout submittals (as-built drawings, O&M Manuals, T&C reports, keys, spare parts / attic stocks, training guides, warrantees, etc.) to appropriate end users.
· Managing validation of record documents and post-occupancy evaluations.
· Performing other responsibilities associated with this position during the design/construction life cycle of the facilities as required.
